This year was different.

Storms were forecasted throughout the season, but only a few truly delivered. Guests were excited when snow was expected, but when conditions intensified, that same demand pulled back quickly. This hesitation around road conditions became a real factor, and in some cases, bookings turned into cancellations.

The result was a winter that felt uncertain, reactive, and far less predictable than what we’re used to seeing. Despite this, TSP remained agile and was able to provide our homeowners higher than average ROIs.

Guests were watching the weather closely and making decisions later. When snow was forecasted, interest increased quickly. When storms failed to materialize, or conditions made travel feel uncertain, that demand disappeared just as fast.

This created a stop-and-start pattern throughout the season. Instead of steady pacing, bookings came in waves.

During the winter, TSP achieved approximately 52.0% occupancy in February 2026 compared to 44.7% for the broader North Lake Tahoe market. That gap continues into March, where TSP maintains a noticeable lead despite the seasonal slowdown.

The same trend appears in summer. In July, one of the most important revenue-driving months, our homes are already at 24.1% occupancy versus 18.2% market-wide. Current pacing for 2026 also indicates a lead, with TSP at 15.2% adjusted paid occupancy compared to 14.1% for the broader market.

Overall, we’re in posed to continue outpacing the market despite a unusual winter.
